Palmetto Bluff

Palmetto Bluff is situated in the Lowcountry of South Carolina between Hilton Head Island and Savannah, Georgia. The original 20,000 acre-tract extends from the headwaters of the May River near the town of Bluffton, skirts Bull and Daufuskie Islands via the Cooper River to its east, and gives way finally to the ancient freshwater rice fields of the New River along its western edge. The land mass defined by these three historic rivers is thus a sea island in the truest sense, and that is surely one of the reasons it remains so pristine today.

The high bluffs above the May River afford a spectacular view of water, salt marsh and barrier islands. A scene not unlike that which inspired Jean Ribaut five centuries ago. On the inland side, a freshwater lake, the Goose Pond, trails, a grove of regal live oaks and a 129 acre conservation buffer add to the romance of this carefully selected parcel. These ten 8 to 33 acre properties provide solitude while still in close proximity to the Village.

Along the fringes of the Jack Nicklaus Signature Golf Course, 240 homesites, ranging in size from one to six acres, offer a variety of spectacular views. Some properties will overlook the golf course while others gaze out across May River. Maritime forest, trails, salt marshes and inland lakes are all part of the dramatic landscape. May River Forest homes will connect to the Village and other neighborhoods through the trail system.

The initial property offering consists of 62 homesites within the Greenleaf Neighborhood. The Greenleaf Neighborhood includes lands once part of Greenleaf Plantation, one of more than 20 landholdings that comprised the original Palmetto Bluff. It encompasses the back nine of the golf course and overlooks the May River along its eastern edge.

The center of life at Palmetto Bluff will be a waterfront village set alongside the May River, fashioned after such historic Carolina fishing hamlets as Beaufort, Rockville and McClellanville. In the Village, full-time and part-time residents live close together by choice — walking or biking to virtually everything — and it is this “body heat” which fuels the energy of the area as a whole. By contrast, those with a need for more privacy or space establish homes on larger land sites surrounding the Village, but still close enough to sample its opportunities as they choose. Even the residents of the grandest and most inaccessible estates are nurtured by the existence of the village and the resources it provides.

In summary, the Village will serve as the “heartbeat” of Palmetto Bluff, and the vital element, which will make it both different and real. In the final analysis, however, its role will be identical to everything else we strive for here: it will serve as a conduit to the extraordinary and mesmerizing beauty, which makes this place so different from the rest.
